My in-town and out-of-town clients both like SettlementRoom a lot. Lenders like it too, because they can access any addendums that maybe someone forgot to get to them, and the same for escrow officers.
I use Settlement Room from listing to close. My clients can see what advertising is scheduled for their properties, and I load all flyers and ads right into it, so I have a complete copy of what I did for my clients, as do they. SettlementRoom offers the most comprehensive features: a password-protected environment where participants in a transaction can be invited in to view and print documents and send messages. While other online transaction management platforms may offer one or another of these benefits, few offer all of them in one venue. SettlementRoom also offers a detailed audit trail of all activities with a date and time-stamped history of each action taken throughout the process.
As a transaction coordinator, SettlementRoom provides a platform where I can keep track of the transaction and enter progress notes for my clients. I maintain contact with all transaction participants from one location… within SettlementRoom, so there are minute-by-minute updates in the message center. The Documents section is always up to date as I am able to easily upload new documents and/or documents with added signatures and initials.
It is the best place to coordinate the many details that make up a live transaction and keep everything organized for my clients. Tech support is solid and the company listens to its users and strives to continually improve its product. In my opinion it is the best value out there for the money.

I really like this feature because now the appraisers, inspectors, surveyors and closing agents can also fax in their reports and documents and those are automatically posted to the transaction.
. . . For each transaction I invite the Buyer and Seller and their respective attorneys to the site so they can review all the documents. I can even restrict what they can access.
. . . The best benefit is once I close the transaction in your site, you send me the entire file (everything I posted on the transaction site) on a CD. It is so much easier storing CD cases instead of file cabinets.

The part that I find the most beneficial, is that once I fax or scan a document into the system, I almost never have to touch the document again. Either myself or my assistant can go into the system and in about 10 seconds, get any document to anyone in the transaction who needs something. Buyers and sellers absolutely love the fact that I can easily and quickly, e-mail anything to them. Other agents love it as well. As an example, we are getting a little snow today and I needed to get a home inspection report to an agent who is stuck at home. All I do is log on to my site and have the report e-mailed to her. A Centex Company. . . I am very impressed with your customer service (or in this case it really is customer CARE). I have a sincere question... is this the type of service that EVERYONE would receive (Editor: Of Course) . . . I think it is great and I want to know how much to "brag" about it. When I present my seminars to other agents that want to make make their life easier when selling homes via the Internet, I get so many complaints from about other companies that give such poor customer service. SettlementRoom is a joy to use.Judi Wolfson. . . After using SettlementRoom for the last 2 weeks on a live transaction we have found that it saves us significant time and money because we can do something once rather than do the same task 5 or 6 times. The best example is the 30 page purchase and sale contract for the 70 unit apartment property we are selling. Normally once the last signature was on the document we as the exclusive Listing Agent would need to FedEx or fax it to the: - Buyer - Seller - Seller's Attorney - Buyer's Attorney - Buyer's Broker. Instead we posted it to SR and whoever wants to download it can download it. The Seller has a habit of losing paperwork, now a copy of the contract is available 24/7/365 from any computer with an Internet connection. We are also using SR to manage our list of outstanding items. On this deal there are 35 items on the "to do" list. We are able to record through SR who did it and when and if feasible a copy of the document or at least the cover letter. An example of this is the list of building code violations. We wanted proof that we submitted them to the Buyer so that at a later date he can not say that he was somehow deceived. The fact that there will be a permanent record of when we deliver documents to the site keeps everyone on their best behavior and the possibility of lawsuits to a minimum . . .
